Terms & Conditions

1. Reservation & Booking

A reservation is considered confirmed only after receipt of the required deposit and written confirmation from the villa owner or authorized representative. Any verbal or provisional agreement is not binding until confirmed in writing.

2. Payment Terms

A deposit of 30_% of the total rental amount is required to secure the booking.
The remaining balance must be paid no later than 90_ days prior to arrival, unless otherwise agreed in writing.
Payments can be made via bank transfer or other agreed payment methods.

3. Security Deposit

A refundable security deposit of €500 is required to cover potential damages, excessive cleaning, or loss of property.
The deposit will be refunded within 7 days after check-out, subject to inspection of the property.

4. Cancellation Policy

Cancellations made 90 days or more before arrival: deposit is fully refundable /.
Cancellations made less than 60 days before arrival:100% of the total rental amount will be charged.
No-shows or early departures are non-refundable.

We strongly recommend purchasing travel cancellation insurance.

5. Check-In & Check-Out

Check-in: from15:00
Check-out: by 11:00

Early check-in or late check-out is subject to availability and may incur an additional charge.

6. Occupancy

The villa may only be occupied by the number of guests stated in the booking confirmation.
Any additional guests or visitors require prior approval from the owner.

7. Use of Property

The villa is provided for residential holiday use only.
Parties, events, or commercial activities are strictly prohibited unless expressly approved in writing.

Guests agree to:

Respect the property and its contents
Keep noise levels reasonable, especially during quiet hours
Comply with all local laws and regulations

8. Damages & Liability

Guests are responsible for any damage, loss, or breakage caused during their stay.
The owner shall not be held liable for:

Accidents, injuries, or illness
Loss of personal belongings
Interruptions due to force majeure (weather, power outages, natural events, etc.)

9. Cleaning & Maintenance

The villa must be left in a reasonable condition.
Excessive cleaning or misuse may result in additional charges deducted from the security deposit.

10. Pool & Safety

Use of the pool and all facilities is entirely at the guests’ own risk.
Children must be supervised at all times. No lifeguard is provided.

11. Acceptance of Terms

By confirming the booking and/or staying at the villa, the guest acknowledges that they have read, understood, and agreed to these Terms & Conditions in full.
